Credentials & standing

When a commercial property needs to be emptied — a tenant has vacated, a lease is ending, a building has been foreclosed, or a renovation is about to start — the cleanout has to be fast, documented, and done right. Environmental Services of America (ES America) provides commercial cleanout services across Georgia, South Carolina, and Alabama, backed by extensive experience since 2009 working inside commercial buildings as a licensed environmental contractor.
Most junk-removal crews can haul furniture. The difference with ES America is what happens when a cleanout uncovers something that shouldn't go in an open dumpster: old fluorescent ballasts, chemical containers, deteriorated building materials in a pre-1980s structure, or biohazard conditions in a neglected property. Our crews are trained to recognize regulated and hazardous materials, segregate them, and handle them through the proper channels — instead of burying the problem in a landfill load and leaving the liability with the property owner.
That matters most in exactly the situations where cleanouts happen: foreclosures, estate and bank-owned properties, abandoned tenancies, and buildings being cleared ahead of demolition or renovation.
One contractor, one written scope, one accountable crew. ES America is licensed, bonded ($1M/$3M), and insured, with extensive experience since 2009 in commercial and institutional buildings — and asbestos credentials (EPA/AHERA/ASHARA #20616) that mean our crews actually know what deteriorated regulated materials look like.

We tour the property with you or your property manager, identify everything that's leaving, and flag anything that needs special handling before the quote is written.

One document: scope, price, timeline, and disposal approach. For occupied buildings we plan around business hours and freight-elevator access.

Our crew clears the space systematically, separating:

Where practical, usable furniture and equipment are diverted to donation or recycling instead of the landfill — we'll discuss the options during the walkthrough.

Materials go where they're supposed to go. If suspect asbestos-containing material or another regulated substance turns up, we stop, assess it correctly, and manage it under the appropriate rules rather than hauling it as ordinary debris.

You inspect the space with us before we leave. Broom-clean, documented, done — with certificates of insurance and written documentation available on request.
Because ES America is also a licensed asbestos abatement and demolition contractor, a cleanout doesn't have to be a standalone transaction. If the building is headed for renovation or demolition, we can run the whole sequence as one coordinated project with one point of accountability.

Hauls furniture and debris — but when old ballasts, chemical containers, or deteriorated pre-1980s building materials turn up, the problem ends up buried in a landfill load and the liability stays with the property owner.
Cleanout, asbestos survey, abatement if needed, then demolition — run as one coordinated project. Our crews recognize and segregate regulated materials and handle them through the proper channels.

Under the federal asbestos NESHAP regulation, buildings must be inspected for asbestos before demolition and many renovations — handling the cleanout and the survey with one contractor keeps that requirement on schedule.
From a single office suite to a full warehouse, every space is cleared systematically and left broom-clean — with anything that requires special handling identified along the way.

Furniture, cubicle systems, files, electronics, and built-in fixtures — plus racking, shelving, displays, and abandoned inventory in retail spaces. Cleared on a schedule that works around building management, with the space left broom-clean for the next tenant or the contractor.

Pallet racking, leftover stock, machinery debris, and accumulated material — including identification of anything that requires special handling.

Full contents removal for foreclosed, bank-owned, and abandoned properties, including those in poor condition — for severe accumulation cases, see our hoarding cleanup service. We also empty buildings completely so abatement, renovation, or demolition crews can start on day one.

How fast can you complete a commercial cleanout?
It depends on the size of the space and what's in it. A small office suite is a different job than a full warehouse. After a walkthrough we give you a firm written timeline — and we hit it.
What happens if you find hazardous materials during the cleanout?
We stop, identify the material, and handle it through the correct regulated channel. As a licensed environmental contractor, we can assess and manage suspect asbestos and other regulated materials ourselves rather than abandoning the job or disposing of them improperly.
Do you handle foreclosure and bank-owned property cleanouts?
Yes. We work with lenders, asset managers, and property managers on foreclosed and abandoned properties, including those in poor condition, and provide the documentation those clients need.
Can you clean out a building before demolition?
Yes — and it's one of the most efficient ways to use us. We clear the contents, perform the NESHAP-required pre-demolition asbestos inspection, complete any abatement, and then take the structure down as a single coordinated project.
Do you donate or recycle usable items?
Where practical, yes. Usable furniture and equipment can often be diverted to donation or recycling instead of the landfill; we'll discuss options during the walkthrough.
